Example map of how to make a leaning tower that leans when exploded and breaks like a func_breakable when it lands. Idea from the forum thread.
However, I think it should be used as scenery and ONLY scenery because if a player gets in the way, it might ruin the whole sequence, but I'm not sure.
NOTE: I didn't run RAD because it's basically pointless if there's sky everywhere...
NOTE2: I know it's hard to see the tower falling because of the explosion...you'll have to see it ingame for a better picture.

I didn't look at the .RMF, so I don't know how it works, but, would it be possible to have the tower fall forward or to the side, so the player can see it? You could do it with a func_door rotating.
That was the point. The person wanted it to break when it reached the bottom.
