So this is my first post, (plus a newb question)...some of my models and a floor texture come out glossy and appear bright in my dark maps. Do I have to add cubemaps or is there an issue with the map itself? Thanks.

If you haven't added any env_cubemap's to your map yet, then yes. You'll want to add at least one per room/hallway (depending on how large of a room/area it is) at about head-height (approximately 64 units above the floor). Then you'll have to run the 'buildcubemaps' command in game to finish the process.

A map compiled with HDR on with no cubemaps is a cool effect :P

All the reflections go uber-bright, which I guess could be your problem.

If thats the case, then yeah.. cube maps'll fix it.

Indeed.
Put at least one env_cubemap in your map, recompile, enable sv_cheats, type buildcubemaps. 6 images will be generated onscreen for every cubemap in the map.

When they're done, type map yourmapname in the console and it will be fixed.
And be sure to use the map command, not changelevel or retry or reconnect or anything.
