I havent looked at it but I read what you had to say about it.
Did you tie both the origin brugh AND te door itself to a func_door_rotation at the same time? If not theres your problem. But if you have then Im cluelessbecause it should be working.

The problem is that you somehow didn't select the origin brush when you made the entity. When I looked, the origin was a solid brush, and Hammer hates that. Send the door back "To World", select the origin brush AND the door, and then select "To Entity". You'll probably have to play with the X axis and Y axis flags to get it exactly how you want it.
